What cookies are
A cookie is a small text file a website asks your browser to store. On your next visit the browser sends it back, which is how a site can remember that you have already dismissed a banner, or that you were halfway through an enquiry. Similar technologies — local storage, session storage and pixels — do comparable things, and everything in this policy applies to them equally.
The categories we use
Strictly necessary Always on
Required for the site to function and to keep it secure: maintaining your session, remembering your cookie choice, and protecting forms against cross-site request forgery. These cannot be switched off, because without them the site does not work. They set no advertising identifier and are not shared.
Analytics Optional
Help us understand which listings are viewed, where visitors lose interest, and which pages are slow. Measurement only, in aggregate. Off unless you accept.
Preferences Optional
Remember choices you have made — saved searches, recently viewed properties, and display settings — so you do not have to set them again.
Marketing Optional
Measure whether a campaign led to an enquiry, and limit how often you are shown the same advertisement. Off unless you accept. Declining has no effect on what you can see or do here.

Optional cookies are set only after you accept the corresponding category. If you have never accepted, the only cookies present will be the strictly necessary ones above.
Third-party cookies
Some content on this site is served by third parties, and those parties may set their own cookies when the content loads. Where that content is not strictly necessary we load it only after you have consented. Current third parties are limited to our font provider (Google Fonts), our icon provider (Font Awesome via cdnjs), and our media host (Cloudinary), which serves the video on the homepage. Each operates under its own privacy policy, over which we have no control.
Changing your choice
You can change your mind whenever you like, and withdrawing consent is as easy as giving it.
Your choice is stored for six months, after which we will ask again. Clearing your browser cookies also clears the record of your choice, which is why the banner may reappear.
Browser-level controls
Every major browser lets you block or delete cookies independently of any site. Blocking strictly necessary cookies will prevent parts of this site — notably the enquiry forms — from working, which is a limitation of how browsers and sessions interact rather than a choice on our part.
Global Privacy Control
If your browser or an extension transmits a Global Privacy Control signal, we treat it as a valid opt-out of sale and sharing for that browser, without requiring you to interact with the banner. See Your Privacy Choices for what that covers.
