Our commitment
Buying a home is one of the largest financial decisions most people make. Being unable to use a website should never be the reason someone is shut out of that market. We treat accessibility as a functional requirement of this site, not as a compliance exercise performed once and forgotten.
This is also a legal obligation. Title III of the Americans with Disabilities Act applies to places of public accommodation, and the Fair Housing Act prohibits discrimination on the basis of disability in the sale and rental of housing. Our obligations under fair housing law, including reasonable accommodation and reasonable modification, are described in our Fair Housing Notice.
The standard we work to
We aim to conform to the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA, published by the World Wide Web Consortium. WCAG organises accessibility around four principles: that content be perceivable, operable, understandable and robust. Level AA is the benchmark referenced by most United States regulation and litigation.
We describe ourselves as partially conformant: most of the site meets the standard, and we are working on the parts that do not. We would rather state that accurately than claim full conformance we cannot evidence.
What we have done
- Keyboard access. All interactive elements are reachable and operable by keyboard, and a visible focus indicator shows where you are. No part of the site requires a mouse.
- Colour and contrast. Body text and interface text are tested against WCAG AA contrast ratios. Colour is never the only means of conveying information — status is carried by text or shape as well.
- Reduced motion. If your system is set to reduce motion, animations, transitions and the autoplaying homepage video are disabled. The video is muted at all times and never plays sound.
- Semantic structure. Pages use real headings in a logical order, landmark regions, and list markup, so screen readers can navigate by structure rather than by guesswork.
- Images. Meaningful images carry descriptive alternative text; decorative images are marked so they are skipped rather than announced.
- Forms. Every field has a programmatically associated label. Errors are described in text, identify the field concerned, and explain how to fix the problem.
- Responsive and zoomable. Content reflows to 320px width and remains usable at 200% zoom without horizontal scrolling or loss of function.
- Readable type. We avoid text rendered inside images, so that your browser settings and assistive software can resize and restyle it.
Known limitations
We publish these because a statement that lists no shortcomings is not a statement anyone has actually tested.
- Third-party property photography. Images supplied by sellers and co-operating brokerages sometimes arrive without usable descriptions. We write alternative text where we can, but for large galleries some images carry generic descriptions. We are working through the backlog.
- Map content. Interactive maps provided by third parties are not fully keyboard navigable. Where a map conveys information, the same information is available as text — the full address and neighbourhood are always stated in the listing.
- Documents. Some older PDF documents supplied by third parties are not tagged for screen readers. Ask us and we will provide the content in an accessible format.
Accessibility beyond the website
Digital accessibility is only part of the obligation. We will also:
- Arrange viewings at accessible entrances and at times that suit your needs.
- Provide listing particulars in large print, plain text, or by telephone.
- Communicate by whichever method is easiest for you — email, telephone, text message or in writing.
- Welcome assistance animals at every viewing we control.
- Accommodate a support person, interpreter or adviser at any meeting.
You do not need to explain a diagnosis or provide documentation to ask for any of this. Tell us what would help and we will arrange it.
Tell us about a barrier
If you encounter something on this site you cannot use, we want to know. Reports from people actually using assistive technology are more useful than any audit we commission.
When you contact us, it helps if you can tell us:
- The page address where the problem occurred
- What you were trying to do
- The browser, operating system and any assistive technology you were using
We aim to acknowledge accessibility reports within two business days and to give a substantive response, including a remediation timeline, within ten business days. If a fix will take longer than that, we will offer an alternative way to get the same information or complete the same task in the meantime.
