Who we are
Haven Homes Realty is a residential real estate brokerage operating across the United States. We represent buyers and sellers in transactions ranging from first homes to estates, and we do it with a deliberately small team of licensed professionals rather than a large roster of part-time agents.
The firm is organised as Haven Homes Realty 2 LLC, a domestic limited liability company registered in the State of New York. We are a private company with no outside investors, which means the advice we give is not shaped by a growth target set by someone who has never met you.
Why we exist
Residential real estate has an information problem. The seller's side of a transaction typically knows more than the buyer's side — about condition, about history, about what the property actually costs to own, and about how long it has really been on the market. Much of the industry treats that asymmetry as an advantage to be protected rather than a defect to be fixed.
We built this firm on the opposite assumption. A buyer who understands exactly what they are purchasing closes faster, renegotiates less, and does not come back angry eighteen months later. Being straight with people is not a moral luxury in this business; it is the only durable commercial strategy.
In practice that means we will tell you when a property is overpriced, when a comparable sale does not support the asking figure, when the inspection has found something that should change your offer, and when the right advice is to walk away. We would rather lose a commission than sell someone a problem.
How we work
One point of contact
You deal with the person handling your transaction, not a call centre and not a rotating assignment queue. They know your file because they have been in it since the first enquiry.
Documented, not remembered
Every material fact we learn about a property goes to you in writing. Verbal assurance is not a record, and a record is what protects you if something is later disputed.
Independent verification encouraged
We will never discourage an inspection, a survey, or a second opinion. We will recommend professionals, and we take no referral fee for doing so.
No pressure as a technique
Artificial urgency is a sales tactic, not a market condition. If a property is genuinely competitive we will tell you why, with evidence. If it is not, we will not pretend otherwise.
The standards we hold
Licensure is the floor, not the standard. In addition to the obligations imposed by state licensing law, we hold ourselves to the following, and you are entitled to hold us to them too:
- Equal service, without exception. Every client receives the same access to inventory and the same candour. Our Fair Housing Notice sets out what that means in operational detail.
- Disclosure of conflicts. If we represent both sides of a transaction, have a financial interest in a property, or receive any compensation from a third party connected to your purchase, we tell you in writing before you commit.
- Plain-language documents. We explain what you are signing. If an agreement cannot be explained in ordinary English, that is a defect in the agreement.
- Data minimalism. We collect what a transaction requires and nothing more. Our Privacy Notice describes exactly what that is.
- Accessible service. Our commitments on digital and in-person accessibility are set out in our Accessibility Statement.
Where we operate
We are a United States brokerage and we transact only in the United States. Our concentration is in the Northeast corridor, with active representation in New York and New Jersey, and we work with clients relocating into and out of markets across the country — Florida, California, Texas, Colorado, Arizona and the Carolinas among them.
Real estate brokerage is licensed state by state. Where a transaction falls outside a jurisdiction in which we hold a licence, we will say so and refer you to a licensed local brokerage rather than operate outside our authority. The people
Haven Homes is intentionally small. Every person who advises a client here is licensed, salaried in part rather than paid on commission alone, and accountable to a principal of the firm rather than to a sales manager. We hire slowly, for judgement rather than volume, and we would rather turn away a mandate than staff it with someone who is not ready for it.
